With the rapid growth of coworking space and serviced office in Jakarta in the past 2 years, coworking space and serviced office are fast becoming the office of choice for startups, small companies, and even traditional businesses. A typical coworking space and private office usually offers a number of office rental plans, including private office, virtual office, and coworking. Here are a few questions to ask yourself before deciding which office rental plan to choose:
1. Virtual Office, Coworking, Private Office – what does this all mean?
Simply said, renting a private office means that you will be renting a physical office at the coworking space / serviced office location and get full access to all of the center amenities. Coworking means that you will get full access to all coworking space amenities without a fixed office space. Virtual Office means that you will have the rights to use the coworking space / serviced office’s address without (or limited access) to coworking space amenities, depending on the virtual office rental plan you choose.
2. How Big is Your Team?
For teams of 3 and above, definitely rent a private office Once you reach 3 members it is definitely more conducive to get a private office. For freelancers and teams of 2, the work plan you choose should depend on your preferred working style -- do you like a quiet area or you don’t mind a little bit of noise? Do you like having a fixed workstation or do you like being able to sit anywhere?
3. How Flexible is the Coworking Space / Serviced Office about Adding an Extra Person?
Before committing to a lease, do ask your coworking space / serviced office what happens if you need to add an extra person or if you need to move to a bigger or smaller private office . For example, here at Avenue8, our extra person policy is: “if you can fit the person in the same office, then we are okay with it!”. In other words, if you have a 3-pax private office but you think you can fit 4 people in it, we are absolutely fine with it as long as you bring your own furniture! You are also allowed to upgrade / downgrade your private office at any time during your lease (subject to availability).
4. How Many People Will be at the Office Daily?
Think about how many people will be in the office daily and how many people will be mobile. If you have a team that is mostly mobile, we would recommend getting a private office that is big enough just for your office staff and let the mobile staff stay at the coworking area (no fixed workstation). For instance, if you have a team of 8 with 3 onsite staff and 5 mobile staff, then to save costs, get a 3-pax private office for your onsite staff and get a coworking plan for your mobile staff. If you are someone who needs a quiet place to concentrate on your work, then definitely get a private office! 6. What Type of Company Domicile Do You Need?
As a general rule of thumb, businesses that require special / additional permits (e.g. construction, tourism, etc) are not allowed to use a virtual office for their company domicile.
